Focus On Priorities

Cynthia Worley thought she’d found her niche. Traveling the world for high-powered Silicon Valley companies, Cynthia was noted for her marketing, sales and account management skills in the competitive electronics industry. Then everything changed when Cynthia became a mother.

“I realigned my priorities,” she says. “My daughter needed me. I couldn’t be there flying back and forth to Asia.” Cynthia left her career and relocated with her family to Ahwatukee. While still keeping her focus on family, Cynthia translated her business acumen and personal skills into a highly successful real estate business.

Unparalleled Success

She founded the Cynthia Worley Team at KELLER WILLIAMS REALTY, Ahwatukee Foothills. In her first year, she became KELLER WILLIAMS’ 2001 National Rookie of the Year with first year production numbers so high, no rookie since has been able to touch them.

Like so many who start successful businesses, Cynthia saw a need. Her goal was to offer her service-oriented business skills to help friends wishing to buy and\or sell their homes. “I got my license and business took off,” she says.

As more people became aware Cynthia’s patient and persistent business style, her business couldn't help but grow. Within 12 months, Cynthia’s husband, Mark, left his position as the general manager of a chemical company to help her run the business. Mark brought over 25 years of business experience to the team. He plays and integral part in the team’s success, both working with the client and managing the business. According to Cynthia, “it would be impossible for us to deliver the consistency and quality of service without Mark to keep the computer, software and printers running and bills paid. My clients will tell you, the difference is in the details.”

One client who can't say enough good things about Cynthia is Gina Laubham of Club West. “We absolutely love our house and can't believe what a great job Cynthia and her team did helping us find and purchase out home. The entire team went above and beyond to look after us.”

“One example,” adds her husband, Jim, “during our purchase process, the inspector found inadequate insulation in an exterior wall. It had been missed when the two earlier owners purchased and could easily have left us questioning our decision. Cynthia wouldn't let that happen. She contacted the builder and meeting the builder’s own inspector at the house negotiated to have the builder correct the problem. She found the win-win solution for everyone involved. We would definitely recommend Cynthia and her team.”

The Cynthia Worley Team, now includes Cynthia and Mark, a full-time licensed assistant and other professionals dedicated to helping Cynthia’s clients achieve their real estate goals. Whether it’s preparing a home to achieve its highest price sale or finding the perfect new home to meet a families' changing lifestyle, Cynthia’s team is ready. Her team’s slogan is “Understanding Your Priorities.”

Exceeding Goals

Cynthia was mentored by noted real estate visionary Floyd Wickman. “His philosophy is you get by giving,” she explains. “The good of the client always comes first. It’s a simple formula, but I treat my clients the way I would want to be treated. They know we do what we say we'll do, sometimes more but never less. I expect everyone who touches my clients to do the same.”

She continues, “For many people, their home is both the center of their family and their biggest investment. As their REALTOR® they are entrusting me with an important part of themselves. I take that responsibility seriously.”

Cynthia first meets with potential clients to ensure she understand their priorities. “Success is a matter of understanding your clients. I listen carefully to them so that I can understand their unique priorities and help me clients accomplish their goals.” With most sellers, the goal is to sell their property in the average market time frame for a reasonable amount. That’s a goal Cynthia seems destined to exceed.

Writes clients Charles and Tracey Reasons, Mountain Park Ranch: “Cynthia marketed our house and within the first two weeks brought us two offers for more than another agent’s proposed list price. We figure Cynthia got us an additional 5 percent in our sales price. It was just amazing she gets the houses sold fast for more money.”

“Cynthia Worley is the only agent to consider if you're serious about selling your home top dollar,” says Karen Sato, CLUBWEST Ahwatukee Foothills. “Cynthia got us $16,000 more in just 10 days.”

“I believe there’s a 5 percent window on what most houses can sell for,” explains Cynthia. “You could throw up a sign and hope to get lucky. But to get everything the home is worth, you need to market, sell and negotiate.”

Marketing Homes

The Cynthia Worley Team markets homes with extensive direct mail campaigns, the latest technology and the old-fashioned personal touch to help homes sell faster and sell for more. “I work hard to get my listings shown more often,” Cynthia says. “I use a wide array of resources to get my homes in front of more potential buyers. That translates into quicker and better offers for my clients.”

Cynthia features her clients' homes on the Internet to thousands of potential buyers, on her web site and through full-color photos in her local newspaper, Ahwatukee Foothills Family Monthly. Her team also provides superior point of sale full-color advertisements for each property.

Well known for her bus stop sign advertising, she has developed numerous special reports, such as “Fast and Easy - Five steops to Top Dollar,” which she offers free to sellers. She is very proud of her referrals business from satisfied customers, impressed not only with Cynthia’s integrity and pleasant personality, but by her results.

“We are happy to recommend Cynthia,” write Kwamie and Ericka Lassiter of Ahwatukee. “We tried listing our home with a friend. After six months on the market he was pressuring us to take an offer of $420,000. We listed it with Cynthia Worley. Within a month she negotiated a sale price of $444,000.”

Focusing on Clients

Cynthia’s meteoric rise to success with fueled by her years of honing her negotiating, analytical and communication skills. But that success is sustained by her client-centered focus. “I encourage clients to come to me with real estate questions big or small. I listen and can help them come up with great solutions,” she says.

A highly sought leading REALTOR®, Cynthia is known for her patience, persistence and heart. “I really care about my clients. I work hard for them. Many of clients become lifelong friends,” she says.

Cynthia specializes in the southeast valley where she feels at home. About half are clients are sellers and half are buyers. “Working with buyers keeps me up-to-date on their priorities which helps me better market my listings.”

Cynthia has received numerous awards for top production within Keller Williams and the real estate industry. But she’s probably most heartened at the recognition from the business community at large, Sanchez been named to the 2003 Top 10 Women in Residential Real Estate, the 2003 Who’s Who in Business, and the 2003 National Encyclopedia of Experts.

Home and Community

Cynthia advocates the importance of a strong community. She actively puts her considerable talents to serving her community. “Education and children are my passion,” she says. She supports a number of local charities and has always had special interests in those that benefit children and families

Some of her recent hands-on activities include coordinating a book drive a Keystone Montessori for classroom books. She volunteers as a children’s swim team coordinator and in children’s religious education classes. She organized sponsorship of the Colina PTA teacher appreciation luncheon.

She also supports the Women Center and Maggie’s Place which provide help for pregnant and homeless women. She’s a contributor to Paz de Cristo which benefits the poor and homeless. She’s also sponsored a missing child bench in front of a local grocery and distributed series of safety booklets depends in Ahwatukee area.

She supported building and scholarship campaigns for the YMCA, fund raising campaigns for St. John Bosco and is a field sponsor for the Ahwatukee little league.

“I am happy when I have a talent or resource that can help my community,” she says. One of these resources is the popular marketing newsletter, Ahwatukee Family Monthly. Along with columns by Andy Rooney, Jack Nickolas and Dave Berry, Cynthia features stories on local education, social organizations and fundraising events. “It’s so important to me and my family to see our community thrive.”

“You get by giving has certainly been true in my life.” She says.

“I have been blessed by actively seeking ways to use my talents to help others.”
